Buying or refinancing in Hamilton

Hamilton runs from a hilly residential area, including Toorak Hill and Eldernell with views to the CBD, down to Kingsford Smith Drive and the river. Former industrial land along the river is being turned into housing under the Northshore Hamilton plan, which is why newer apartment stock sits alongside heritage homes such as Toorak House.

Apartments dominate recent sales on Domain's figures, with houses a smaller share. Expect unit buyers, investors and downsizers alongside upgraders chasing the hill houses on larger loans.

Doomben station sits just north of the suburb, CityCat stops at Bretts Wharf and Northshore Hamilton, and Kingsford Smith Drive runs along the river.

How we work with Hamilton clients

Most Hamilton clients never meet us in person, and it makes no difference to the outcome. The first conversation is thirty minutes on video or phone: where you are, what you have, what you want to do. You get a written lending plan with the borrowing figure, the structure and the costs line by line. Documents go through a secure portal, identity is verified electronically, and we lodge with the lender you choose the same way a local broker would. The team chases valuation, approval and settlement, and you hear about progress before you ask.

What Hamilton clients come to us for

What Queensland buyers should know in 2026

First home buyers in Queensland pay no transfer duty on a new home or vacant land at any price, and none on an established home up to $700,000, with the concession tapering away by $800,000. The First Home Owner Grant is $30,000 on a new home valued under $750,000. From 1 August 2026 the home concessions apply only to Australian citizens, permanent residents and some foreign retirees. The federal 5% Deposit Scheme cap is $1 million in Brisbane, the Gold Coast and the Sunshine Coast, and $700,000 elsewhere in Queensland.

Investors pay the general rate of duty: about $38,025 on a $1,000,000 purchase, against $30,850 for an owner-occupier using the home concession. Land tax applies once an individual owns more than $600,000 of Queensland land, and land in other states is not counted. These figures are as published by Queensland Revenue Office and the federal government in October 2026.

None of this is personal credit advice. Your situation is assessed before any recommendation, the lender is chosen on the written comparison, and the commission we are paid by the lender is disclosed in your Credit Guide before you decide anything.

Questions we get asked here.

Straight answers. If yours isn't here, ask cinchi (bottom right) or book a chat.

Can a Melbourne broker arrange a loan in Hamilton?

Yes. Lending is national, lenders value and approve Hamilton properties the same way whoever the broker is, and we apply Queensland duty and schemes to your numbers. Appointments are by video or phone and documents are signed electronically.

How much deposit do I need to buy in Hamilton?

Five per cent plus costs if you qualify for the federal 5% Deposit Scheme, which caps at $1 million in Brisbane and the Gold Coast. Otherwise plan on 10 to 12 per cent with lenders mortgage insurance, or 20 per cent to avoid it. Queensland first home buyers pay no duty on a new home at any price.

How is the valuation done if you are not local?

The lender orders the valuation from its own panel, exactly as it would for a local broker. We look for lenders with valuers who know Hamilton and realistic turnaround times, and we check any building or apartment rules before you sign.

How is a mortgage broker paid?

By the lender you choose, as a commission. It is disclosed in your Credit Guide and in writing before you decide, and our recommendation doesn't change with it. If any fee ever applied to you, you would be told before you proceed.
