to the usual questions.

If yours isn't here, ask cinchi (bottom right) and the team will give you the real one.

01Do you charge a fee?+
No. We're paid a commission by the lender you choose, and we disclose exactly what that is in your Credit Guide and before you sign anything. Our recommendation doesn't change with the commission; the written lending plan shows the working.
02How long does pre-approval take?+
With your documents ready, conditional approval is typically three to five business days, and formal approval one to two weeks depending on the lender and the valuation. We'll tell you which lenders are fast this month, because it changes.
03Do I need to come to Blackburn?+
Only if you want to. The office is at 56 Maple Street, open weekdays 9 to 5:30. Evenings and weekends are by appointment, we come to you across Melbourne's east, south-east and west, and everyone else is a video call. Same team, same process, same paperwork.
04I'm self-employed. Is that a problem?+
It's a matching problem, not a borrowing problem. Some lenders read self-employed income generously and some don't. Two years of financials is the standard path; there are one-year and alternative-documentation options with the right lender, and the team knows which ones.
05Will you tell me if I shouldn't refinance?+
Yes, and we do, often. A refinance is worth it when the saving outruns the switching costs within a year or two, or when the structure is wrong for your next move. If staying put is right, that's the advice you'll get.
06Which lenders can you access?+
Ninety-plus through the AFG panel: the majors, their subsidiaries, non-banks and specialists for SMSF, construction and commercial, plus a small set of private lenders for short-term and bridging money. We're not tied to any of them.
